How it works

A commercial real estate loan is secured by the building. The lender sizes it on two things: what the property is worth, and how comfortably its income covers the payment.

Most are not fully paid off over the term. A loan might run for 5, 7, or 10 years while payments are calculated as if it ran for 20 or 25. The remaining balance, the balloon, is due when the term ends, and is usually refinanced or paid off with a sale.

The numbers lenders use

Loan-to-value (LTV)
The loan divided by the property’s value. At 75% LTV on a $2,000,000 building, the loan is $1,500,000 and you bring $500,000.
Debt service coverage (DSCR)
The property’s net operating income divided by its annual loan payments. A 1.25x DSCR means the income is 25% more than the payment.
Amortization
The schedule used to calculate payments. A longer schedule means a lower payment and a larger balloon.
